Planning conditions

Local Plan: Resolution No. XLIV / 420/10 of the City Council of Zielonka of February 22, 2010 on the adoption of the local spatial development plan for the city center of Zielonka.

Area 15 UM

§ 13. For the areas marked with the symbols on the plan drawing: 15U-M, the following is determined:

1) purpose of the area:

a) basic: service buildings,

b) supplementary: housing developments in the form of single-family houses or residential premises built into service buildings;

Offer description

Residential building in Zielonka, near the train station.

The property includes a plot of land with an area of 1,475 m 2 .

The property includes the following buildings:

  • residential building with an area of 693.32 m 2
  • technical building (garage) with an area of 101.14 m 2

The total area of the buildings is 794.46 m 2.

The residential building has 3 floors with a basement. Inside the residential building, there are various premises (most areas are approx. 40 m 2 ), as well as utility and technical rooms. The facility is connected to the water, sewage, and electricity networks. Moreover, Poczta Polska has at its disposal most of the area of the lower part of the building (1 floor) - 292.08 m 2.

Property with good exposure and access for cars from ul. They thundered. Parking spaces are available on the plot and right next to it.

Possible use of the property

OPTION I: There is a possibility of extending the building: in the higher part by 1.5 storeys. In the lower one - by 2.5 storeys. The entire above-ground part could reach approx. 900 m 2 of the area. PUU / PUM (total area - 1,350 m 2 ).

OPTION II: When implementing a completely new development, the plan allows for the design of a building with 3.5 above-ground storeys and an area of approx. 800 m 2 in total which would allow obtaining approx. 4,000 m 2 of the area in total. Including approximately 1,200 m 2 in the underground garage, and 2,800 m 2 on the above-ground floors (with a division: 50% for services and housing). NS. PUU / PUM is approx. 2000 m 2 .

Sales assumptions

The condition for the sale of the property is the establishment of a limited property right in favour of Orange for the technical infrastructure concerning:

  • area of 163.51 m 2 in the building, on the basis of use
  • area of 43 m2 in the ground, on the basis of transmission easement
  • area of 0.10 m 2 on the ground, on the basis of use
  • area of 21.58 m 2 on the facade based on the principle of use
  • on the roof 33.57 m 2 on the basis of use

In addition, the Polish Post has at its disposal a total area of 292.08 m 2 .
