Offer description

A very large plot in a forest complex, 40 km from the border of Warsaw.

For sale plot no. 332 – Borucza, Strachówka commune, Wołomin district, area 159.43 ha.

The plot is located in the forest, approx. 800 m from route no. 50 Mińsk Mazowiecki-Łochów. It is largely fenced with a net attached to concrete posts. Approximately 800 m inside the plot there is a complex of buildings: administrative, utility, office, energy, transport and communication. In addition, there are two shelters and a tower on the plot. Location with very convenient access to Warsaw in approx. 40 min.

The forest complex includes buildings and structures:

  • administrative building with a usable area of 432.9 m 2
  • farm building with usable area of 255 m 2
  • office building with a usable area of 873.7 m 2
  • power plant building with a usable area of 222.1 m 2
  • transport and communication building with a usable area of 505 m 2
  • synthetic fuel warehouse with a usable area of 15.5 m 2
  • free-standing porter's lodge with a usable area of 3.3 m 2
  • tower (35 m) - located on the property is not for sale. The land under the tower will be sold with the right of use for Orange Polska

In addition: two shelters (one of which is wooden, approx. 70 m2 )

The total usable area of the buildings is 2,307.5 m 2 .

Access to the plot: On 11 September 2019, the District Court in Mińsk Mazowiecki entered in section III of the Land and Mortgage Register a limited property right in the form of an easement of a necessary road with an area of 0.1908 ha on the land of plots no. 404 and 407 in favour of each perpetual user of the real estate located in the village of Borucza, Wołomin district, marked as plot 332. Additionally, an easement of free passage and drive through the neighbouring plot no. 397 belonging to the Miński Forest District was established over a length of approximately 160 m.

 

IMPORTANT: The property is covered by the UPUL (Simplified Forest Management Plan).

IMPORTANT: Orange Polska is the perpetual user of the land and the owner of the buildings, the owner of the land is the State Treasury. The perpetual user of the land, in accordance with the applicable regulations, in particular the provisions of the Civil Code, is not the owner of the trees located on this land, as is the case with erected buildings. The owner of the trees is the owner of the land, i.e. the State Treasury. The perpetual user of the land has the right to collect civil benefits (e.g. land rental), or natural, e.g. fruit from trees (those that have fallen are the property of the perpetual user of the land).
