For sale plot no. 397 – Ołdakowizna, Stanisławów commune, Mińsk district, with an area of 161.44 ha. The property is a forest complex, approx. 800 m from route no. 50 Mińsk Mazowiecki-Łochów. It is largely fenced with mesh mounted on concrete posts.

The forest complex includes buildings and structures:

  • free-standing porter's lodge with a usable area of 34.4 m 2
  • wooden shelter 17.1 m 2

Location with convenient access to Warsaw - approx. 40 min. Access to the plot: The District Court in Mińsk Mazowiecki on 11/09/2019 entered in section III of the Land and Mortgage Register a limited property right in the form of a necessary easement with an area of 0.1908 ha on the land of plots no. 404 and 407 in favor of each perpetual user of the real estate located in the village of Ołdakowizna, Mińsk poviat, designated as plot 397.

IMPORTANT: The property is covered by the UPUL (Simplified Forest Management Plan).

IMPORTANT: Orange Polska is the perpetual user of the land and the owner of the buildings, the owner of the land is the State Treasury. The perpetual user of the land, in accordance with the applicable regulations, in particular the provisions of the Civil Code, is not the owner of the trees located on this land, as is the case with erected buildings. The owner of the trees is the owner of the land, i.e. the State Treasury. The perpetual user of the land has the right to collect civil benefits (e.g. land rental), or natural benefits, e.g. fruit from trees (those that have fallen are the property of the perpetual user of the land).

IMPORTANT: A case is pending before the Local Government Appeal Board concerning the determination of the fee for perpetual usufruct of a land property.
