The area of the real estate is covered by the local spatial development plan approved by Resolution No. XXXVII / 326/17 of the Trzcianka City Council of 24 July 2017. In accordance with the above-mentioned plan, in the area marked with the symbol 6U - basic designation: service development areas .

5. preservation of the existing buildings; for existing buildings with flat roofs, possibility of adding a steep roof, with roof slope not less than 20 º;
6. locating in a designated area a building or a complex of service, garage and utility buildings, for U3, U5, U6 and U7 service and residential areas;
7. height of buildings: U6 area - up to 15.0 m above the ground level;
8. roof: U6 - steep with a roof slope of 20 º,
9. minimum building intensity - 0.05;
10. maximum building intensity - 0.4;
11. minimum PBC - 20%;
12. there is a need to provide the necessary number of parking spaces, not less than one parking space for 3 employees or a minimum of 1 parking space per 100.0 m2 ^of usable area of services;
