Planning conditions

As of today, the area where the property is located is covered by the local spatial development plan for the area "Śródmieście Płn. - November 11" in Ostrołęka, Resolution No. 471 / LII / 2006 of the City Council in Ostrołęka of March 30, 2006 (publication : Official Journal of the Mazowieckie Voivodeship No. 80, item 2621 of April 28, 2006), according to which the area where the valued plots of land are located - is marked in the drawing of the plan with the symbol PTB 11 - facilities for economic activity - headquarters of companies (business entities ) conducting economic activity in the field of craft production and processing, construction, wholesale trade and broadly understood services for other economic entities and the population, as well as plants and bases in which this activity is carried out.

An office building in the central part of the city.

There are two properties for sale, located in Ostrołęka, at Tadeusza Zawadzkiego Street "Zośki" 8, in the Mazowieckie voivodship, Ostrołęka poviat, constituting plots of land in the precinct 0004-4 with a total area of 1,938 m² :
• at number Ew. 40592/1 ( area of 1,351 m² ) i
• at number Ew. 40590/1 ( with an area of 587 m² )
Plot Ew. No. 40592/1 is a land property (ownership right), developed
• an office and technical building with a total area of 1 712.63 m² (including two balconies with a total area of 16.26 m²), while the plot of land no. Ew 40590/1 is undeveloped land put into perpetual usufruct until 2090-06-13. Above the plots of land function as an economic unit, they have a common fence and one entry through the plot 40590/1. A detached building, made in a traditional brick technology with a flat roof, such as a flat roof.

The body of the building is regular, rectangular with an added ground-floor part adjacent to the main part from the south side of the building. It is a three-story building without a basement. It has two independent entrances, the front one from the south and the side ones from the west. It is also possible to enter directly from the outside to the aggregate room and the vestibule located in the eastern part of the building and to the room with the central heating node. Vertical communication is served by one staircase. The building was erected in 1992, in a traditional brick technology, with walls made of ceramic bricks on a cement-lime mortar.

The structural system of the building - longitudinal, reinforced concrete ceilings - Żerań slab. The roof is covered with weldable roofing felt. Wooden window frames, partly equipped with steel grates. Door joinery: main entrance doors are made of aluminum profiles, the rest are made of plate, wood or steel. External plasters (coats): cement-lime plaster, painted with emulsion paint (to refresh). Galvanized sheet metal flashings. The façade is covered with plaster in medium condition. Reinforced concrete external stairs. The technical condition of the building is average, it does not show excessive technical wear.
