The area where the property is located is covered by the provisions of the local spatial development plan for the "Bohaterów" estate in Bydgoszcz. In accordance with the Resolution No. LII / 918/98 of the Bydgoszcz City Council of April 15, 1998, the real estate is mostly located in the area marked on the plan drawing with the symbol "53.UŁ" - the area of the telecommunications center with accompanying greenery and parking spaces, it is allowed to repairs, modernizations and reconstructions, and in the minimum part in the area marked with the symbol "54.KS" - the area of the existing gas station, it is agreed to adapt the facility.
